Major Purchase Friction Cost Methodology

A transparent framework for documenting the costs that sit between an advertised price and the capital actually required to acquire, prepare, hold, and eventually exit a major asset.

Formula

Full capital requirement = stated price + acquisition taxes and registration + diligence + legal/closing + financing fees + delivery/commissioning + immediate work + first-year reserve + exit provision.

The framework does not provide default market values. Every amount must come from a user-entered quote, official schedule, executed agreement, professional report, or explicitly labeled estimate.

Input evidence hierarchy

  1. Official or executed amount: tax schedule, registration fee, lender disclosure, closing statement, signed service quote, or contract.
  2. Credentialed professional estimate: inspector, surveyor, appraiser, attorney, accountant, insurance professional, or licensed contractor.
  3. Independent comparable evidence: multiple recent, relevant market observations with documented differences.
  4. Seller or intermediary estimate: useful for questions, but not independently verified.
  5. Preliminary estimate: retained only until a stronger source replaces it.

Known limitations

The framework does not model future interest, market appreciation or depreciation, inflation, opportunity cost, tax consequences, catastrophic loss, currency movement, or operating variability unless those values are entered separately. It is not financial, legal, tax, insurance, appraisal, survey, or investment advice.

Use written, date-stamped inputs and disclose whether each amount is confirmed, quoted, comparable, estimated, or unknown. Clearly distinguish preliminary estimates from verified market data.

Quality controls

Record the source, date, expiration, responsible reviewer, unresolved limitations, and the decision supported by each document. Replace stale evidence rather than simply adding a new review date.
